Back to Baxter Project

Repeat clients are always fun; however, repeat neighborhoods introduce enjoyable challenges on a whole new level. An adorable family of 4 in desperate need of guidance came calling, and back to the beautiful Baxter Village development we went. Read on to learn how we added function, flow, and high $ value within their newly renovated 2nd floor.

Although the bones of the primary bathroom were great, the homeowners need for a 3rd bathroom presented an unusual request. With plans to stay in the home for a while, our clients requested to move their laundry room into the primary bathroom. With hesitation, we worried this would potentially impact their resale value; however, the client understood the uniqueness of their request & felt confident moving forward.


This moment was a beautiful reminder of the uniqueness within our job. We collaborate WITH our clients because client needs are rarely the same. Some clients hire us to take full control, and some hire us as a guide to facilitate throughout the process. Along with their decision, being the primary bathroom, they opted to splurge with custom details & finishes.



Thankfully, our clients prefer showers over baths & the linear square feet on the main wall provided just enough space to squeeze in a laundry closet. And with the unique layout, we wouldn't settle for just ANY laundry closet. Custom retractable doors, a custom shelf with retractable hanging rods, & beautiful wallpaper elevated this space to a whole new level! Our clients were very involved in these important details, and we thoroughly enjoyed their input.



Our clients love the color blue, and coastal transitional style within neutral palettes. The new laundry closet doors are really grand; therefore, we had to balance visual weight across the main focal wall. We opted for a subtle color to wrap the walk-in shower. The blue hue variation adds interest & depth while the brick lay tile pattern compliments the style of the home. It took a minute for the wife to warm up to the blue tile, but as you can see, we won her over.

To balance the weight & warmth of the closet doors, we opted for a white oak vanity stained to match. The honey brass hardware & lighting compliment the plumbing fixtures in the shower. It's important to give each finish a 2nd moment across a room, so no finish is left as a standalone.


If we moved the laundry into the primary closet, you may be wondering what we did with the existing laundry room.



We turned it into an ensuite bathroom suitable for the little queen that is their daughter. We added a wall 3-4 ft. into the laundry room to serve as the new shower wall & additional linen closet in the hallway. We relocated the new entry with a pocket door in the adjacent bedroom.

What was once a tight storage niche now serves as a tucked vanity moment. Because the family lived on site throughout this renovation, plumbing logistics & inspections remained a challenge; however, the team creatively generated & executed a plan to accommodate laundry needs while keeping the project moving.

Function & storage within a practical budget were top priority for the girls' bathrooms. We sourced sophisticated yet practical finishes allowing their girls to grow with their spaces while attracting potential future buyers. We added personality with wall accents, fun color, and whimsical accessories.

Vanity storage remained top of mind, so to maximize within tight quarters we sourced ready-made vanities with offset storage. A centered sink in the teal bathroom allowed counter space on either side, while an offset sink in the blue vanity allowed us to move the sink away from the wall. With an organizing specialist for a mom, these girls are sure to keep their vanities tidy for a long time.



The original guest bathroom lacked personality, and with a fun ensuite bathroom just down the hall, we knew we had to make this one just as special. The feminine floor tile paired with a classic white subway wall surround adds subtle interest suitable for both homeowner & guests. The touch of blue in the vanity & niche tile is the perfect punch of personality.

With their newly installed window, our clients chose to splurge on a custom glass enclosure in lieu of a shower curtain to further enhance the flood of natural light. What was dark & dated is now light & bright adding so much to the upstairs hallway. With this bathroom being cosmetic, the glass enclosure gave this daughter something a little extra special.

Installation made for an interesting process; however, as dream clients, they never complained & never wavered in trust. Construction is messy, and living on site isn't for everyone, but from start to finish these clients were troopers & they're now enjoying the results. We thoroughly enjoyed getting to know this family and we and we wish them all the best in their newly renovated spaces.
